Not well written. I had my doubts considering it was from a "TV personality" but I gave it a shot. I wish I hadn't. It's not good material. The chapters are short. It's nowhere close to the "fastest, easiest way to get started" simply because it doesn't give you actionable things to do. It's very high level in the descriptions, and I mean 30,000 feet up and looking down. There is a chapter called "Understanding the Pre-Foreclosure Process" and it is 3 pages long! I don't use exclamation points often because I think they are childish, but this instance needs one. How can anyone understand the pre-foreclosure process in 3 pages? If you ask me, you can't. The only way this book could have been worse is if Than constantly referenced how rich he was or how many Ferraris he owned, but thankfully he didn't do that. It is so horrible written I can't force myself to finish it. It is just another useless piece of literature written by some wealthy person who wanted to try and fatten his wallet a little more. Click here to learn more Hi Jay, I bought my personal house in July 2013 as an owner occupant and put 20 percent down, but I had multiple lenders that would do 5 percent down and that was on a jumbo mortgage. At the time I had 7 or 8 rentals as well. I choose not to do a 5% down, because the PMI made the loan much more expensive than 20% down. I definitively had the option to do it and had quotes with multiple properties. You have to make sure you are buying as an owner occupant and you will be living in the home. I am also a Realtor and have seen many investors buy a personal residence with less than 20% down when they owned rentals. Other companies divide and concur by specializing in one aspect of the business. For example, farmers grow the food, the food then goes to processing companies, who then sell the product to distributors, then to grocery stores, and finally to the consumer. The analogous supply chain in real estate occurs when a Motivated Seller contacts a wholesaler. The wholesaler puts the property under contract and then does an assignment of contract to a retailer, who eventually sells the product to the consumer. Section 1101.0045 of the code states that: Once a wholesaler finds a house to sell or to assign, they must find a buyer! Usually, the margins are very tight on wholesale deals and there is not room to pay real estate commissions. The wholesaler must find their own buyers in order to make the most money on wholesale deals. A wholesaler must also close very quickly in order to assign the contract or complete a double close within the contract period. As I mentioned earlier, an REIA meeting is a great place to find investor buyers. Check recent sales to find who bought houses for cash, as they are most likely investors. I just received a letter from a wholesaler who contacted me because I had purchased a house for cash. Try to hang out where investors who buy houses hang out; trustee sales, auctions, and tax sales are all great places to find investors. Advertise to find buyers on Craigslist or in the newspaper. Look for recent cash sales on MLS or in public records to see which investors are buying houses for cash in your area. Finding buyers is an extremely important part of wholesaling and is often a wholesaler’s biggest challenge. In some instances, one wholesaler will use another wholesaler who has more buyer contacts to help them sell houses. No Credit Involved And No Cash Required: If your low credit score or limited access to capital is what has been keeping you from investing in real estate, wholesaling is the route you need to take. Even with bad credit, you can participate in a wholesale agreement because you aren’t actually the person purchasing the home. Your eventual buyer is the one who will have the go through the credit check. Another advantage of wholesaling is that you can put as little as $10 down on the property when putting it under contract, which mitigates the personal risk if the deal falls through. After eliciting information from the seller you discovered they are moving out of state and are greatly motivated to sell their home so that they don’t have to deal with the costs of two homes. After a showing with the seller it’s obvious the home needs some repairs, such as carpet, paint, roof, and landscaping, but is structurally sound. 5 Must-Have Tools For The Wholesale Real Estate Investor Ben May 22, 2015 Website 1.
