Make Money When Selling Investment Properties What is the best way to find off market deals in commercial real estate? Danny Johnson on September 26, 2013 at 9:00 am One of the more “hotly debated” topics on BiggerPockets is concerning the legality of wholesaling. In fact, one of the most popular threads on the BiggerPockets Forums right now talks about how wholesalers in Ohio are getting fined by the State for their “illegal practices.” Many homeowners confront with the problem that they cannot sell their homes for sufficient money that can pay off the home loan taken from a bank. They do not get the enough price for the home from the buyers. In that situation, a listing real estate agentnegotiates with the bank and convinces it to take less money. If the bank accepts the amount, the agent can then list the seller’s home normally. This is known as a short sale. Their fee is low compared to the amount of money a rehabber might make if they fix and flip a property or a buy and hold investor may make in the long run. That’s because the amount of time and effort a wholesaler puts into a property is minimal. They find and negotiate the deal and then assign the contract. Most wholesale deals, from the time a property is put under contract until it is assigned, take less than a week or two. I’m not saying there aren’t benefits to assigning contracts, I’m just saying that the risks, for me, outweigh the benefits. Alex Alexander Jim never owned the property, but made $5,000 for bringing together Tom and Deborah. As a wholesale real estate investor, you must acquire two sets of leads: sellers and investors. You never know where those ever-valuable wholesale properties — and wholesale buyers — will come from. And yes, one way to get out of the contract would be to simply let the agreement expire. People should be aware of that. By Andrew Beattie As I’m sure you are aware at time of sale there is both depreciation recapture taxation and capital gains taxation.
