I turned over all that paperwork to my investor-friendly closing agent. I closed the deal three days later. The investor got to be able to buy the property for $90,000, and they were able to rehab the property and flip it, and I left enough so called meat on the bones that they had a lot of equity still left in the property that they were able to earn the profit that they wanted. The motivated seller was able to get their $80,000, and I got my $10,000 assignment fee. Not bad for only one week’s worth of work, wouldn’t you say? You are exactly right when doing a double closing everything will be confidential, however you have to pay 2 sets of closing cost. We normally only double close transactions that are over 10k unless we have done numerous deals with the buyer. Even then we may still double close so the seller does not know the fee we are making on the transaction.
