Hi Larry, there are different thoughts on this – some people follow a similar logic to real estate agents (6% of the purchase price), others will make the fee as high as they can, while still making it a good deal for the end buyer, and others will make it a flat fee – regardless of what the numbers are. I don’t think there’s any hard and fast rule you need to follow – as long as you’re still delivering a good value to everyone in the transaction. This is simply what’s left over from the rental income when the expenses are paid off each month. If there’s a surplus, that’s positive cash flow. But I do have to warn you, it’s much more expensive to complete this type of transaction because you’re paying two sets of closing costs. Only do the double close if you’re making a big enough spread to justify the extra cost, or if you truly care that the buyer or the seller is going to see what you’re making.
