The amount of your fee minus the work that you performed ; would not stand up in court. Assignment is good because it pays but not as a business model. Transitional funding is where you will get a lender (hard money or transnational) to fund the deal between the A to B transaction (you and the seller, for a fee of course) and then you immediately close the B-C transaction with your buyer, and the lender is paid out of those proceeds.
