But if a seller is having a difficult time selling their property and are demanding a certain price, why not discuss with them the possibility of them offering seller financing to the buyer? It would make it easier to move the property. Is there a reason to avoid this? Would we just use the Seller Financing forms and procedures in addition to the purchase agreement and assignment contract? I would add the use of leverage to boost your returns. That 3-5% appreciation due to inflation can be multipled by 2-3x (or more) if you use financing and don’t pay all cash for an investment property. To greatly simplify how this works, these companies put up advertisements that leads interact with and provide their contact information. They then reroute these leads directly to real estate agents and brokerages. Companies like Zurple also offer agents software to respond and track their progress with these leads. You do so; you now have a contract with the owner(s) to buy the property for $305,000. The contract is assignable (most contracts, including real estate contracts, are assignable unless they specifically say that they’re not). You find a rehabber willing to pay a total of $330,000 for the property: $305,000 to the owner and $25,000 to you as your assignment fee: For the rehabber’s right to take over your role as purchaser in the contract. You make $25,000. I know people who average $23,000-$26,000 per deal. As travelers increasingly prefer “alternative accommodation” options to hotels, the rental demand for such properties increases. This increased demand leads both to greater occupancy and to higher nightly rates. Ask other investors, rehabbers, or landlords if they are looking for properties. If they are, put their names in your database. You can also run classified ads and find potential buyers through the newspaper. Real estate agents also know rehabbers, as do people at your local real estate association. Then, when you get a wholesale deal under contract, you can send out an email or a flyer. Send the email to your list of potential buyers. Take the flyer to your real estate association and pass it out. Tell them it's first come, first serve. This will create a sense of urgency. 888-610-8303 If you don’t already have one, build a buyers list FIRST – as you find the active investors in your area, find out what they’re looking for and their criteria (beds, baths, sq ft, what repairs they’re comfortable with, buy price, and ROI) . . . then go look for it! Wholesale investing is obviously highly effective, it is more so just about how one goes about finding deals, that’s where it all starts. If you cannot purchase the property at a reasonable price, your profits will suffer. This article is great too because it touches base on assignments of contracts, which many individuals do not know about. In one of your articles where you explain how to sort through the delinquent tax list, you mention that we should eliminate owner occupied properties by matching the mailing address to the property address. I just got my delinquent tax list today, but unfortunately, it doesnt include the mailing addresses or the market value. Was wondering if you may have any advice on how to get around this? Have you tried areas a few hours away that are not as populated? The first step is to buy a house. But you cannot buy just any house; you want to buy a house as an owner occupant that you can later turn into a rental. You also want to get a great deal on a house to gain instant equity. To get a great deal on a house, you may have to buy a home that needs some repairs. With a HUD home, you can roll $5,000 of the repairs needed into the loan with the FHA escrow (explained in my HUD articles) and only put 3.5 percent down for the down payment. If the home needs a lot of work, you could use a FHA 203K loan to roll more repairs into the loan. We will assume this house needs $4,000 in work to qualify for a loan, and you bought a HUD home with the costs rolled into the loan. With a FHA loan, you have to pay mortgage insurance every month and an upfront mortgage insurance premium (could be $200 or more a month).
