This is true, but only in the sense that real estate is the underlying security for a publicly traded asset. With a REIT, the owner of multiple commercial properties sells shares to investors (usually to fund the purchase of more properties) and then passes on the rental income in the form of a distribution. The REIT is the landlord for the tenants (who pay rent), but the owners of the REIT get the income once the expenses of operating the buildings and the REIT are taken out. The profit is the whole point of the wholesale business. To get to the profit you will also need to know some other important numbers including ARV and renovation costs. Wholesaling real estate contracts are used when a real estate investor is buying or selling a wholesale deal. In a typical wholesale transaction, a wholesaler puts a property under agreement and then tries to match it up with an investor-buyer. Wholesalers do not want to have to close on a property. In fact, the faster they can put a property under contract and then assign it, the better.
