February 7, 2017 at 7:22 pm How to Find an Investor Friendly Title Company Investing in Different Property Types I was disappointed when you got to the part about figuring ARV and did not mention resourcing an appraiser. Too many myths and misconceptions out there about appraisers, including how much it might cost – maybe this is why you failed to mention them? A realtor might be slow to help because as you said, what’s in it for them? Also, some realtors have lists of buyers ready to go too, so you might be alerting your competition to a good deal. Appraisers are only in it for the fee and will be eager to help out. An ARV appraisal could be done for as little as $50 in some cases. Better yet, you might be able to set up a retainer agreement and then call upon the appraiser for multiple deals whenever you need them. Yes, this post is self serving, but it is also the truth!!! I’d like to outline something which is generally missed: Hello Mark, I have been reading your forums for a while now and have been wanting to get into rental properties for years now. I’m 21 and have currently saved up 25k to invest (including renovations). Am I better off getting a conventional mortgage with 20% down so i don’t have PMI and can cash flow more. or should I attempt to go with a loan with a smaller down payment so i can save up more money for more properties? I also would almost prefer to not live in my first rental property mainly due to where it would most likely be located. I can save up about 20k a year for investment properties. I’ve been greatly considering purchasing your blueprint but still feel like I need to find direction. Thanks for all your help you are truly awesome!! A few days after my dad gave me the check, he knew I was scared and doing everything I could to find a job and fast.  He had been investing in Real Estate on the side for several years, and told me he thought I may be good at it.  Seeing as how I had no job prospects, I decided to listen to some of his CD’s and read a couple of his books.  The one thing I remember from everything I heard and read was how easy the instructors made Real Estate investing out to be.  Work 10 hours a week and make six figures a year!  This was the promise they made, and I jumped in head first. Also, understand that the reality TV shows that show rehabbers (all the “flipping” programs on the air) you see are highly fictionalized. Still, there’s good, relatively fast money that can be made. Using the wholesaling example above, suppose you’re a rehabber. You pick up the property for $330,000. You put $90,000 into it, and you sell it for $550,000. The rehab process, if done properly, might take 10–15 weeks. Allow another 60–90 days to sell it and close. And you’re going to have a bunch of expenses. The main ones will be financing from either a hard money lender or a private lender. You’ll also want to maximize the sales price, so you’ll use a real estate agent. Still, you might make $75,000, plus or minus, on the rehab. Where I am, rehabbers typically do one at a time. But in other areas, where prices are lower and the profit might be around $25,000, rehabbers might do 2 or 3 at a time. that even in the threat of not increasing investor If you hired a property manager, the numbers would look like this: Hi Phil, Michael J. The concept of real estate wholesaling is that the middleman who is the wholesaler does not invest his/her money in the property. They merely buy the contract under a contingency plan to give them the chance to back out of the deal in case they can’t find a buyer before the closing date of the property. For example, a wholesaler buys a contract of a property for $40,000 with estimated repair costs at $5,000. Expected price of the property after repairs is $60,000, so if he sells the property for $45,000 then the wholesaler has made $5,000 in profit in a matter of days only without investing anything. Sorry for the somewhat remedial question here, but when you say “under contract”, I keep getting slightly confused. If you put a house “under contract”, doesn’t the seller have to be under the impression that you are able to buy that house? So are you in a sense “purchasing” the home under false pretenses as you then look to send the contract to the next person? Or are you essentially finding a seller and buyer simultaneously, make your pitch to the buyer on the ROI, and then put the house under contract and do the transfer all in one shot?
