I did my wholesaling by assigning the contract. But that was only because I could not find a title company that would do a double close! Looking to fund your next fix and flip project? Calculating the numbers on a wholesale real estate deal is important because it will determine how much profit you will make. The profit is the whole point of the wholesale business. To get to the profit you will also need to know some other important numbers including ARV and renovation costs. Check your email to confirm! Jimmy Williams on July 6, 2016 12:21 am Investing in commercial business is the final investment strategy and one good feasible option to make cash. One of the best ways to make money in the real estate industry is leasing commercial property because you can charge businesses much higher rent compared to individual tenants. In turn, you receive higher cash flow returns on your investments. But, one thing to keep in mind, vacancies in commercial real estate tend to be longer than home rentals. Yup, unfortunately people are trying to leave those areas and get closer to Boston so not a good investment in my opinion. I used to live in a city about an hour outside of Boston and many people moved there when RE prices soared but now people are avoiding it like the plague and there’s a huge inventory of houses for sale in that area. Nobody wants to live there. Not a good option I’m afraid.. Real Estate Agents Reveal the Toughest Home Buyers They’ve Ever Met Author's Articles So as I said, while your article sounds inspiring and the formula works for $100K homes, that’s just not a reality in the part of the world I live in. I can’t even get a foreclosure for less than $250K in most cases, and that’s for a crappy neighborhood. Invest your money Company I know this is a lot to digest as a real estate wholesaler, but I maintain that all the information you gather at this point will prove invaluable when it comes time to move forward with a deal. Take your time at this stage and be sure to ask the right questions. Otherwise, you may find yourself spending far too much time analyzing deals that aren’t even worth pursuing, or worse, making offers on properties that aren’t worth your time. Why Real Estate Agents Should Form Their Own LLC Josh on April 5, 2018 at 10:43 am Thanks for sharing Jeff, it is nice to hear from someone who has actually done it rather than the infomercials. Or get 4-5 business-day shipping on this item for $5.99. (Prices may vary for AK and HI.) Yes Hi Laura – in my experience, as long as the original Purchase Agreement has an Assignment clause in it (which gives the buyer permission to assign the contract), the only other form you’ll have to complete (with the end buyer) is the Assignment Agreement (which should state whatever fee the wholesaler is being paid). You would then give both documents to the title company so they can handle the closing… but as far as I know, there shouldn’t be any need for a second PA. Good question – thanks for helping to clarify this. I can see where the confusion is coming from. The “non-refundable vs. refundable” issue comes down to each party fulfilling their respective ends of the purchase agreement. If the “outside investor” (i.e. – third party buyer) fails to perform their end, then they’re basically forfeiting their deposit (it’s non-refundable). However, if the original seller (or you, as the wholesaler) fail to perform their end, then they should be ready to give the deposit back… because the deal is basically falling apart, and it’s no fault of the third party buyer who put down their deposit. Does that make sense? I’ll try to clarify this in the article above. 6M ago41:18 Options RealtyBizNews: Real Estate News Moving Joint Venture (You find and structure the deals.
