Kohler&Eyre CPA’s Matt Martin on January 27, 2016 6:47 pm Hello. Mark thank you so much for all the great information, but there’s something I’m wondering about getting started in Real Estate Investing. I have done research about wholesaling, but there’s just something with it that doesn’t sit right with me. When you assign a contract, they can clearly see what you are making. When you double-close, you are signing a separate agreement to sell to them and they have no idea what you are paying for the house. This is done usually for deals where your wholesale fee is considered substantial (about $15,000 or more). Some buyers will just not like this and try to beat you up on price or cause problems. Once you find your group of VIP buyers, this will become less of an issue as they realize that you will be bringing them more deals. This is what I mean by that statement; In most states the lease agreement transfers with the ownership, so if you purchase a property and the tenant have 7 months left on the lease then you have to honor that lease. To avoid this we offer the tenants a cash for keys (CFK) agreement. This is a one page agreement stating that the buyer will offer the tenant money to vacate the property. This is basically offering to pay for the tenants moving expenses. This is negotiable it can be what ever amount you agree upon. Again this is between the new buyer (wholesaler) and the tenant. We inform the seller what we will offer the tenant but this agreement will need to be signed by the legal tenant and the wholesaler. Probably. BUT if you are wise, you will look at this money as an investment and will recycle it back into your marketing budget to keep your pipeline full. Doing one deal isn’t going to change your life, but creating a wholesaling pipeline that consistently brings in great deals will. The best places to find deals to wholesale are the areas of town your end-buyers (cash buyers preferably) prefer. Ask the serious cash buyers where they want investment houses and focus on those areas. It’s really as simple as that. Don’t assume you know where people want deals. Typically, the best places are older, working class neighborhoods where more deals can be easily found. Newer, nicer neighborhoods are a lot harder to find good deals in. 68% John Marion is the agent who buys houses in Cherokee County Georgia and throughout North Metro Atlanta display out-right rage!
