While not necessarily a “property type,” notes can be bought, sold, mortgaged, and traded just like the properties they represent.  Often times an owner of a property may choose to offer financing and “carry the mortgage”. In this case, a “note” would be created which spells out the terms of the contract. For example, an apartment owner decides to sell his property for one million dollars. He offers to carry the full note and the new buyer will make payments of 8% per year for thirty years, until the full one-million dollars is paid off. If that owner suddenly needed to get the full balance of the loan, he might choose to sell that mortgage to a “note buyer” for a discount. That note buyer will then begin collecting the monthly payments and decide if they will keep the note or try to sell it for profit. Hours (az/MST Time) 30+ days ago - Save Job - More... Steven Tran on May 10, 2016 12:42 am Being a licensee allows you to advertise a property you don’t own when you have the owner’s written permission. You can have it under contract and be acting for yourself, and not as an agent. However, consider this. I can easily imagine a seller filing a complaint/lawsuit on how they were taken advantage of by the unscrupulous licensed, skilled professional real estate agent. You know the one who put their home under contract, then assigned the contract for a lot more than a commission. The agent clearly took advantage of the unsophisticated seller, and stole their home for less than it was worth for their own personal gain. Guess who wins that? I have found that many “wholesalers” make mistakes by opening their mouths at the wrong time to the wrong person. But the notion that someone can broker a deal stretches the concept of what a Broker is. The wholesaler is selling an option or contract, they are NOT selling the real property. If they do they can be busted for violating Real Estate law. Only a licensed RE Broker by law can broker the sale of real estate (real property). IT'S FREE! You are missing a key component RISK. Risk is everything. When you close on a deal you always open yourself up to risk. So why not assign a questionable deal? I agree reputation is key, however if you are finding a true deal there is always a way to find a buyer if you’re a good wholesaler. Wholesalers get out there, find distressed homes and distressed sellers, they lock up the deals, and then they market them to everyone else. However, I do believe the way many wholesalers work could be considered illegal. How It Works Subscribe Ah, you’re too kind, @amberhurdle:disqus.
