However, everyones thoughts on the property type as an investment is the thing I do agree. Keep up the good work. Here is a brief primer on wholesaling real estate for those of you just learning about this for the first time. Wholesaling real estate is marketed as the way for people to get rich in real estate without having any money of their own to invest. Simplistically, here is how it works: The wholesaler finds a house with equity in its current condition, gets the property under contract, and then assigns/sells the contract to an investor. For example: a wholesaler gets a contract on a house for $50,000 and inserts assignment language in the contract, then markets the contract to investors for $60,000. If an investor buys the house from the wholesaler, he steps into the shoes of the wholesaler and takes over the contract. When the deal is done the seller will receive $50,000, the wholesaler will receive $10,000 and the investor will receive the house. I’ve mentioned in other articles that in my nine years as a real estate investor, I have never assigned a contract. Well, that was true until a week ago, and boy, I will never make that mistake again! Most of these explanations only got me about 80% of the way to the finish line. They never closed the loop on how to get through the closing process, abide by the law, get paid AND not be a scumbag along the way. The process outlined below seems to check all of these boxes and get the job done. 1. Please sign the attached Assignment Agreement and fax or email it back to me by 5:00pm today. When a wholesaler puts a property contract he or she pays an earnest money deposit. An earnest money deposit is used to evidence that there is a real deal between a wholesaler and the seller. A problem arises when a wholesaler uses a nominal fee such as $1 or $10. A Court of equity thinks a contract is not a real deal, it may void it. In the same manner, a wholesalers assignment fee should not be a minimal amount, there needs to enough consideration paid to show that it is a real deal. They could. You have a contract but that means nothing to some people. This is why it is important to let people know NOT to bother the tenant. You don’t have to tell them the tenant is the current owner. Other than that, if they ever want to receive any more deals from you, they will know not to try and go behind your back. Tax Benefits That... The three most common types of lead generation outlets are through networking, marketing campaigns, and social media/web presence. For those looking to get started, the following breaks down each individual marketing strategy for generating wholesale leads: Renters Should Pay More Taxes (289) How Much Can You Earn? Staying On Top Of An Organized Buyers List: Half the battle of maintaining a successful wholesale business is staying on top of your potential buyers. With the right marketing, and after completing a few deals, you should have a fairly solid list of contacts. However, it is not just about having those contacts. It is about knowing the different preferences of each individual buyer. If you know “Buyer A” prefers properties that he can use as rentals, you will only contact him when you find a property that can meet those needs – i.e. a property that will require less work and is in slightly better condition. If you know that “Buyer B” is a rehabber, you will only offer him properties that are in need of major construction. In Buyer B’s case, the properties you offer to him should be a bit cheaper because they are in worse shape, but will yield a higher return after being repaired. Instead of offering every property you come across to every contact on your buyers list, only reach out to those you truly believe will find value in that particular property. Remember, it will benefit you in the future if both you and your buyer profit from a deal. The last thing you want is to earn a negative reputation. So be sure to stay on top of your list of contacts by taking note of personal tastes. This will ensure that you keep loyal clients. Your mind is the only thing holding you back from success.
