Contract Assignment:  This is the easiest, but comes with some risks if not done correctly.  It is also somewhat restrictive as bank owned properties will prevent this.  This works well when you negotiate your deals directly with the seller.  The way this works is you will get a house under contract and then you will assign your rights in the contract to another buyer for a fee. That new buyer will take on the rights and responsibilities in the contract and will close in your place.  It is best to get your fee paid up front, but it is very common to get your fee when your buyer buys the house.   Here are a few things to keep in mind when assigning contracts. The rate of interest is determined at the auction, where investors compete by bidding down the rate of interest they are willing to accept. Thank you so very much for the wealth of information you have provided to us all throughout the years. It has really been helpful for me as I make my way into wholesaling (distressed properties) in my area (Houston, TX). I have a quick question…I’ve heard as well as read lots of information on how to structure my real estate business with an LLC. But, I’ve ran across “LLC-Series” in the state of Texas to protect each one of my properties once I branch out and start investing in properties such as vacant land, etc…Do you have any advice or knowledge about LLC-Series? Any information would be of great help to me. Thank you, sir! Wholesalers work on a volume basis. They keep their fees low and make their money by moving anywhere from a few to twenty or more properties per month. Fees vary depending on the profit potential of a deal – the bigger the profit potential, the larger the fee. Their fee is low compared to the amount of money a rehabber might make if they fix and flip a property or a buy and hold investor may make in the long run. That’s because the amount of time and effort a wholesaler puts into a property is minimal. They find and negotiate the deal and then assign the contract. Most wholesale deals, from the time a property is put under contract until it is assigned, take less than a week or two. I think I need a wholesaling mentor to sit it on deals with for a while before I finish my classes and start myself. Thanks so much! Still sound confusing?
