I’ve watched your “Introduction to Real Estate Investing” course which very informative. Sending direct mail inquiries to absentee and inherited property owners is one way to find properties. It sounds morbid but you can troll the obits and contact the family of the deceased. You can also contact estate lawyers who may be willing to pass your information on to clients. This fee is called an assignment fee. Why he doesn’t recommend outsourcing sales at first. Another reason we actually close and then resell later is because I just think it’s a cleaner process. No one will question the legalities of me selling my own house. No one will question how much money I make on the transaction because they won’t know. I don’t have to worry about asking to show the property, marketing, nothing! It just becomes a very simple and clean transaction this way. It’s the second episode of The Real Estate Tech Show and it’s time for Joe to interview Cory Boatright! Both of us are total nerds when it comes to tech, but Cory’s been tinkering with real estate and technology for almost a decade now. Cory adopted tech early on, and he’s used it to basically transform the real estate investing world for good. ...… Candy Cartons Perhaps you have been helping buyers who have experienced financial struggles, divorce, the need to relocate for business, or other matters by purchasing their properties below market value and “assigning” your purchase rights to another person. You don’t want to get into something only to find out it doesn’t work in your state or has run out of gas for the next 10 years. That happens with some real estate investment choices. Not with wholesaling. This strategy works great in both the most prosperous times, and the toughest economic times. It works anywhere too. If you have a renter, you don’t really care about the ups and downs of the market, as you are able to meet your monthly repayments. If the property sits empty for a while, all you have to do to keep it is pay the mortgage yourself. It isn’t fun, but it is much better than seeing your whole trading account annihilated by a margin call.     Published 9 months ago Chris Michaud, 30+ years residential broker, investor and real estate investment trainer. I’m 21 and have currently saved up 25k to invest (including renovations). Am I better off getting a conventional mortgage with 20% down so i don’t have PMI and can cash flow more. or should I attempt to go with a loan with a smaller down payment so i can save up more money for more properties? I also would almost prefer to not live in my first rental property mainly due to where it would most likely be located. I can save up about 20k a year for investment properties. I’ve been greatly considering purchasing your blueprint but still feel like I need to find direction. Thanks for all your help you are truly awesome!! Hi Johnny, sorry for the delayed response, this went to my spam comment folder for some reason. I have seen the argument that a personal non-income generating house should not be calculated in net worth (I don’t agree with it), but rental properties are income generating businesses just like the companies Buffet owns. His companies are valued by a combination of what the market thinks they are worth, income they produce, assets and future potential growth. Much of the same techniques are used to value rental properties. What would be the difference between owning a hotel and an apartment building or a rental house?
