The different dynamic from a normal mixed use property with leases is as follows: 1, rent is collected weekly, 2. there is no long eviction process for non-payment of rent. The landlord just locks the door, 3. rents are in cash. The key is having a good super to collect rent and enforce the rules. In this case the super lives in a first floor apartment rent free. Also, commercial banks are normally reluctant to finance such projects for what they consider to be higher risks. As I said, this project is fully rented and throwing off a lot of cash.
