The downside when a realtor is involved, is that IF you’re trying to buy the property for pennies on the dollar, the realtor will probably step in and try to keep this form happening (because most realtors aren’t used to seeing properties sell for as cheap as we want to get them). This doesn’t always happen, but it’s usually what I see transpire.

I think that it would be best to start with simple buys and work up.
Always strive to buy cash flowing offmarket properties. These will typically not be on MLS. (Sorry for the realtors who might disagree - but I am YET to buy a property on MLS which has made me money)
