I always include expenses for maintenance in my figures and I would say it is rare that tenants damage a home if you do the due diligence in the beginning. It’s a neighborhood in flux, where new stores and restaurants are opening, new mixed-use buildings are rising into the sky, and newcomers and area residents are moving into the rental spaces. The house is not to code or has serious issues like a leaking basement, bad construction, black mold etc. Do you have the skills to fix those problems?
