In the event the property is being rented and their is a long term lease (not month to month), you will need to make a concession to the tenant to make sure they cooperated with the transfer of ownership. This is what I mean by that statement; In most states the lease agreement transfers with the ownership, so if you purchase a property and the tenant have 7 months left on the lease then you have to honor that lease. To avoid this we offer the tenants a cash for keys (CFK) agreement. This is a one page agreement stating that the buyer will offer the tenant money to vacate the property. This is basically offering to pay for the tenants moving expenses. This is negotiable it can be what ever amount you agree upon. Again this is between the new buyer (wholesaler) and the tenant. We inform the seller what we will offer the tenant but this agreement will need to be signed by the legal tenant and the wholesaler. Absolutely, I’ve done numerous transactions in Phoenix, although it is not as easy as it’s normally taught, however it is a proven real estate investment strategy with a very low barrier to entry. Buying owner occupied properties each year is possible, but may not be realistic. Moving thirteen times in thirteen years may put a bit of stress on the family! I was a title lost as to what I should read, then I found the UBG to Wholesaling. I am getting the hang of the site.Yay! IMN – Real Estate Family Office and Private Wealth Management Forum In general, wholesaling is dependent on the ignorance of the original owner (don’t know the property market value) or the ignorance of the investor (don’t know the property market value, repair cost or arv). The wholesaler exploits this ignorance. In other words, the wholesaler takes advantage of the original owner or investor. Since wholesaling is built upon taking advantage of another party, moral character is not a high priority for wholesalers. Thanks for the article. One question: What stops the buyer from bypassing the wholesaler and going directly to the seller once they find out the price? • Know your market. To know your market better, you may want to ask yourself these questions: Is this an area with good schools that will attract families? Is it a transitional neighborhood with good potential that may not be quite “there” yet? Is this an already established area with rising prices? “Bread and butter” is a middle class area, where the average home is valued between 85k-120k, 3 bed, 2 bath, 2 car garage. Rent in these areas are usually 800-1000 per month. Homes like this can be at found 50 cents on the dollar (45-65k). Making your month cash flow $200 or more per month. You own 16 rental properties which are producing over $60,000 a year! The incredible part is we did not increase the rents at all, even though they are likely to go up over thirteen years. We assumed there was no appreciation, even though there likely will be over that time. Due to the tax advantages of rentals, you are probably taking home as much in passive income from your rentals as you are from your job. How Much Can You Earn? Name * What do you have to do to make a career out of wholesaling? As referenced on the forums. Home » How To Become A Real Estate Investor With Just $5,000 The way this works is the wholesaler will set up a separate entity, like an LLC or a Trust, and put that entity as the buyer of the house to be wholesaled.  They will then sell the entity itself for a fee.  The benefit with using this strategy is that actual contract on the house does not change.  Since the buyer of the house is the entity, there are no issues with any regulation or assignment restrictions.  The downside is it could be more work because of the extra step to set up the entity, and there could be additional fees to register the entity with the state.  The risk for the buyer is whenever you buy a company you are buying all of it.  So, if the entity was used in another transaction and owes money to anyone, the new buyer could be on the hook.  Knowing this, the best way to do this transaction is with a brand-new entity used for this one purpose. Let’s say you’re the wholesaler. You spend your time marketing to generate distressed seller or distressed property leads. Now, the motivated sellers in this category absolutely have to (without a shadow of the doubt) sell right now. They have to have extreme motivation. I am blessed to be surrounded by a lot of ethical real estate investors who taught me that these are the right things to do. Be honest upfront and keep the contract period short. If you are looking for a house to live in and flip, this is your best bet. You can bid on many of the houses before investors that won’t be living in the house are allowed to bid. This is a huge advantage and how I bought my first house.” You and seller sign purchase and sale agreement. Then you and cash buyer sign a separate assignment agreement (be sure part of the assignment fee is non-refundable and goes to you if cash buyer backs out). Some title companies want the seller to sign the assignment agreement too, which is why you need to find a closing agent familiar with wholesaling in your area. Ask other wholesaler’s in your area who they use for a title company/closing attorney. Be sure your purchase and sale agreement has contingencies so you can get out of the contract if you can’t find a buyer and you don’t want to close on the property. This is an excellent book. If you a new comer to wholesaling this book is a must have. Most have Ive been having trouble understanding the escrow part of this transaction. I have little money to put down myself and thats why I want to in the first place do the assignment (to make some cash to do more deals). In my understanding when you sign the initial contract with the motivated seller, you also have to put down a deposit of some sort for escrow to them to show you are serious and then you find the buyer. Are there ways around this like in your contract putting escrow to be paid by end buyer or would that not get you a contract at all. This is my only dilemma in moving forward right now I have all other components in place. FINANCIAL PLANNER™ Again, a legal question and you would need to connect with an attorney.
