If you know “Buyer A” prefers properties that he can use as rentals, you will only contact him when you find a property that can meet those needs – i.e. a property that will require less work and is in slightly better condition. In Buyer B’s case, the properties you offer to him should be a bit cheaper because they are in worse shape, but will yield a higher return after being repaired.
