INstateREIA Annual State Conference Answered Apr 14 2017 Contractor walk through fee It's An Ongoing Education The way this works is the wholesaler will set up a separate entity, like an LLC or a Trust, and put that entity as the buyer of the house to be wholesaled.  They will then sell the entity itself for a fee.  The benefit with using this strategy is that actual contract on the house does not change.  Since the buyer of the house is the entity, there are no issues with any regulation or assignment restrictions.  The downside is it could be more work because of the extra step to set up the entity, and there could be additional fees to register the entity with the state.  The risk for the buyer is whenever you buy a company you are buying all of it.  So, if the entity was used in another transaction and owes money to anyone, the new buyer could be on the hook.  Knowing this, the best way to do this transaction is with a brand-new entity used for this one purpose. wholesale_real_estate_assignment_contract_2.doc Real Estate Investing Hot Seat | If you want bigger pockets listen to this podcast that rivals Dave Ramsey, Jim Cramer from Mad Money, Donald Trump, Than Merrill and Robert Kiyosaki from Rich Dad Poor Dad. about Jeff. You’re absolutely right, some real estate agents don’t like the concept of wholesaling because they assume the wholesalers are conducting real estate transactions without the assistance of a professional, like an agent. Wholesaling properties often has a bad reputation but if done correctly, wholesalers and real estate agents can work together and both make money and contribute to improving neighborhoods and increasing homeownership. I would ask an agent about their background and if they’re an investor or if they work with investors. You want to work with an investor-friendly agent who knows what investors look for and the agent should be comfortable submitting low offers and negotiating on multiple properties at once. Ask other wholesalers or investors which agents they have worked well with too and see if you can get a referral. Also, see who is listing investment properties in your neighborhood and call them and feel them out on an initial phone call. I would pitch yourself as an investor and give them some information on your background, your goals and what’s in it for them. Many investors offer realtors bonuses for working on deals that may offer little or no commission from the seller. If you work with an agent and close at least 1 deal with them, in my experience they’re often fine with providing comps on another property for you. You could also offer them compensation or ask for the comps and list another property with them etc. You just need to find a realtor that you work well with. Let me know how it works out and best of luck in wholesaling! As others have pointed out there are numerous strategies to invest in real estate from very passive ones like buying REITs to very active ones like development. F Historically, investing in commercial real estate as an alternative asset has provided investors with attractive risk adjusted returns and portfolio diversification, but many investors still don’t understand how commercial real estate works as an investment. Depending on who you talk to, rental properties can be very lucrative. And, if you do the upfront work of finding those hidden gems, you can let a property management service do the rest and rental properties can be a form of semi passive income. Overnight and short-term vacation rentals are purchased similarly to single-family homes, but they are operated like hotels/motels. They can be as simple as a shack in the woods, as common as a beach-side condo or mountainside chalet, or a luxurious as a private island retreat.  The key to success, when it comes to real estate is, knowing how to evaluate a deal. I use my contracts primarily for vacant land transactions. I have used them for houses before, and I think it can work for a lot of other property types too, but since vacant land is a pretty simple type of property, there may be some things that aren’t included that you’d still want to see (things you don’t technically “need”, but would still be a good idea to have in your original contract). I purchased a property from a wholesaler I am guessing. It was part of an estate sale. We agreed on a price of 125,000 cash. I gave him a 5,000 EMD check. I am about to settle on the property and on the settlement documents I see a $5,000.00 charge called an “Assignment Fee” I was unaware of any additional charges such as this… I am already in the deal for $5,000.00 and will lose the EMD if I pull out.
