I know you need to find a buyer but I don’t understand the escrow part. Does the contract assignment take place at the title company? Also, What verbiage would one use on the sale agreement in order to assign the contract legally? Ive heard “and/or assigns” Is that correct? Some detail in the response would be greatly appreciated. Most investors keep an eye on MLS properties; the competition makes it tough for wholesalers to buy properties cheap enough. I think a wholesaler has to be able to act very quickly to get properties from the MLS, much like when I buy properties. It may be wise to get your real estate license and make a commission on these deals if you want to wholesale MLS properties.

They have access to a tremendous amount of data of recently sold homes and can help you quite a bit until you get the hang of it. However, many agents will not want to do this work for you for free, so you’ll need to find a way to make it worth it for them. (Not that it’s a lot of work, but it does require a few minutes of their time.)

Yes you heard that right! You can “sell the rights to the contract”! You’re not even really selling the house but the rights to take over the terms of your contract! Unless a contract specifically says it is “not assignable” you can assign it.

The inspection period on a wholesale is a little different than the specific home inspection conducted on a conventional sale by a home inspector (and paid for by the buyer). The term, inspection, is used more broadly here to encompass all the due diligence including you, the wholesaler, finally getting inside to look at (inspect) the exact condition of the property. Of course, if you want a professional to make an itemized list of the property’s condition, features and demerits, you should expect to pay for it.
