Of course, there are a few indications that can give off some warning signs, but when you're working in an unfamiliar territory (like I was most of the time), this can be a tough nut to crack. 720-897-3669 October 2014 (3) 1 Comments The hub of the neighborhood is Union Market, a complex of wholesale warehouse buildings that occupy a 40-acre tract of land just east of the intersection of Florida and New York avenues NE. Most investors keep an eye on MLS properties; the competition makes it tough for wholesalers to buy properties cheap enough. I think a wholesaler has to be able to act very quickly to get properties from the MLS, much like when I buy properties. It may be wise to get your real estate license and make a commission on these deals if you want to wholesale MLS properties. You might have goofy talents, but those talents can be worth millions. Find a bank who will allow you to take out a loan for a down payment on top of the mortgage loan you have on your own house. This could be a line of credit or a second mortgage using your home as collateral. Magazine Contents The way this works is the wholesaler will set up a separate entity, like an LLC or a Trust, and put that entity as the buyer of the house to be wholesaled.  They will then sell the entity itself for a fee.  The benefit with using this strategy is that actual contract on the house does not change.  Since the buyer of the house is the entity, there are no issues with any regulation or assignment restrictions.  The downside is it could be more work because of the extra step to set up the entity, and there could be additional fees to register the entity with the state.  The risk for the buyer is whenever you buy a company you are buying all of it.  So, if the entity was used in another transaction and owes money to anyone, the new buyer could be on the hook.  Knowing this, the best way to do this transaction is with a brand-new entity used for this one purpose.
