I can’t really see a judge saying “you have to buy this house or else”. There is risk in all types of transactions but this is sounds like a lot of hype to generate views on your blog post. Assignments, just like any other legal transaction, can be done properly, ethically and morally, or they can be done unethically and immorally. That doesn’t mean you should make blanket statements about them being a horrible vehicle. on Disc Book Depository harvinder kumar on December 7, 2015 8:08 am The main reason to do a double close is to avoid letting your end-buyer know how much you are making. When you assign a contract, they can clearly see what you are making. When you double-close, you are signing a separate agreement to sell to them and they have no idea what you are paying for the house. This is done usually for deals where your wholesale fee is considered substantial (about $15,000 or more). Some buyers will just not like this and try to beat you up on price or cause problems. Most of the multi-family properties go for $500-700K (and higher) and some of these are in bad shape. You’re paying for location but there’s no way you can rent out a crappy apt for a lot of money even in a good location. Your 1% rule would mean I’d have to rent out each unit for $2500-$3500, assuming I can even get a mortgage. While the rents are higher in the Boston area, there’s no way I can charge that much for a 2 or 3BR apt even in a nice area. For single family homes that go for at least $350-600K, I still can only charge about $3000 to rent a 3BR home. Any more than that and I’m pricing myself out of the rental market. When I calculate the cost of the mortgage, taxes and everything else, I’m in the red. I don’t even come close to breaking even.
