Renting smaller units. I rent three rooms by the room, to three tenants. I can charge more than if one family was renting the whole place. You can divide your family house into a duplex or a triplex and increase the rent.
This is especially true if you’re new to the investing business, and not familiar with many of the contracts and legal forms required. Even real estate agents, dipping their toe into investing for the first time, find the wholesale contract a bit of challenge.
Tweetables: Profit from a lump sum on a refinance. So you bought your $100,000 place, and put $10,000 worth of improvements, that the tenants paid back with rents. The property is now worth $125,000 because your contractor did a great job, you can refinance to get the $25,000 cash and put 25% down on your next $100,000 rental!
Sell My House I purchased a property from a wholesaler I am guessing. It was part of an estate sale. We agreed on a price of 125,000 cash. I gave him a 5,000 EMD check. I am about to settle on the property and on the settlement documents I see a $5,000.00 charge called an “Assignment Fee” I was unaware of any additional charges such as this… I am already in the deal for $5,000.00 and will lose the EMD if I pull out. Is his a normal practice to slip in a charge like this?
I am always an advocate for learning from someone who is experienced. I do believe having someone teach you can open many doors but I think since you are just getting started you should do all your research first so you will have some foundation. In my blog equityrealestateblog.com or my youtube channel (http://www.youtube.com/c/MarcusMaloney) and talk specifically to those who have not done their first deal and those who have some deals but look to increase their knowledge. There is plenty of information to learn and you are doing the right thing by starting here with BP. I hope this helps

As you can see above, at the end of the 5th year you have added an additional $17K to your net worth, and you have done so with the rent from your tenant.

Real estate wholesaling is not set in stone and it is not a science. A person who is setting out to start a career as a real estate wholesaler will find obtaining reliable information is hard to come by, because there are so many different ideas used by each wholesaler. Which idea can you trust? Real estate has always depended on numbers, profits and potential but wholesaling is a personal craft that is hard to understand completely. A few wholesalers would advise to focus on your network, while others advise to focus on finding the cheapest properties, and your networks will create themselves.

RESOURCES Too often many dabbling into real estate wholesaling for the first time will wait until a deal on a property has closed before they create a wholesale buyers list. This is not the right approach. Instead, try to create a buyers list as early as possible, so you’re ready to move swiftly to sell a property upon closing of a deal. This includes looking for buyers with sources such as:

Hello, Sherwanda. I’ve got info on exactly that thing here: http://flippingjunkie.com/2013/how-to-flip-houses-with-almost-no-money Back to what I said, it’s about helping the seller get out of a problem or resolving an issue. What is immoral about assisting the seller? Would it be immoral for a real estate agent to broker the sale of a home and take a commission?

Search a title or topic Those that want to find wholesale real estate properties could do a lot worse than the typical foreclosure. In fact, few opportunities are more worth pursuing than those that witness homeowners fall behind on mortgage payments. If for nothing else, homes at risk of being repossessed by the bank have proven — time and time again — to be a viable source of deals.
5.0 out of 5 starsExcellent, solid info for the novice and pro Smart Real Estate Investing Podcast When approaching a homeowner, it is important to go about it in a delicate way. SInce a wholesaler is not a conventional real estate professional they will need to gain the homeowner’s trust before moving forward. This can be done by being professional, courteous and on-time when meeting the homeowner.
For example, if a house is worth $100,000 and you can buy it for $60,000, don't attempt to wholesale it to another investor for $95,000. Instead, wholesale it for $80,000, and you'll make $20,000, which is a nice profit for you. The investor will make a bigger profit, but he's also fixing it up, borrowing the money, and taking all the risk.
