Maintenance and property management are often overlooked duties that are vital to successful rental real estate investments. The first step is to buy a house. But you cannot buy just any house; you want to buy a house as an owner occupant that you can later turn into a rental. You also want to get a great deal on a house to gain instant equity. To get a great deal on a house, you may have to buy a home that needs some repairs. With a HUD home, you can roll $5,000 of the repairs needed into the loan with the FHA escrow (explained in my HUD articles) and only put 3.5 percent down for the down payment.
