I now have an opportunity to initiate a contract assignment of my own. I too am in AZ and understand that the AZ Real Estate Contract forms need to be used. Two questions: We are in the prime selling season in most markets. During this time, investors are normally busy trying to lock down as many properties as possible. In our market, Phoenix, we are seeing an influx of buyers looking for deals. I recently had a conversation with a group of investors looking to get their hands on almost anything that will generate a profit. It would seem that we have not learned from the previous market crash how the real estate climate can change in an instance. My philosophy is ride the storm and assign as many real estate deals as possible. If there’s one thing the wholesaler needs to be good at is finding motivated sellers. Once a seller is found it’s easier to partner up with more experienced investors, watch them calculate ARV, repair costs, negotiate, estimate potential rent etc. Angel Oak Companies (12) When the wholesaler (Buyer A) locates a good property, he/she signs a Purchase Agreement with the Seller. Real estate wholesaling occurs when a party (the "wholeseller") contracts with a home seller, markets the home to potential buyers, and then assigns the contract to one of them. The wholesaler makes a profit, which is the difference between the contracted price with the seller and the amount paid by the buyer. The goal in real estate wholesaling is to sell the home before the contract with the original homeowner closes. The first step is to buy a house. But you cannot buy just any house; you want to buy a house as an owner occupant that you can later turn into a rental. You also want to get a great deal on a house to gain instant equity. To get a great deal on a house, you may have to buy a home that needs some repairs. With a HUD home, you can roll $5,000 of the repairs needed into the loan with the FHA escrow (explained in my HUD articles) and only put 3.5 percent down for the down payment. If the home needs a lot of work, you could use a FHA 203K loan to roll more repairs into the loan. We will assume this house needs $4,000 in work to qualify for a loan, and you bought a HUD home with the costs rolled into the loan. With a FHA loan, you have to pay mortgage insurance every month and an upfront mortgage insurance premium (could be $200 or more a month). This clause is good to have because it informs the title company or closing attorney that all closing cost will be a debit to the buyer. So when the title company prepares the settlement statement the contract states what the buyer is paying for. We use the word “traditional” because their may be other fees or liens that maybe associated with clearing the title and you as the buyer want to ensure you are not on the hook for paying those fees.
