The wholesaling process is hugely dependent on the capacity of the wholesaler to sell the property at a quick pace. A real estate wholesale contract would include a stipulation regarding the inspection period, which is the pre-determined period that allows the wholesaler to find a buyer for the property. Once this period has lapsed, the assignment contract is no longer in effect and the wholesaler will lose the capacity to assign the contract.
Hi Mark my name is Alex I was trying to find out where I might get these contracts for wholesaling houses at Yet another possible way to jump into real estate investing with little cash is through a real estate investment trust (REIT). Actually, for some time now REITs have been the strategy of choice for people with low capital who want to make money in real estate. Buying shares in a REIT is very similar to investing in any other type of stocks, however, your profits will be coming from rents and appreciation. The most important advantage is that this allows you to make money in real estate with very little initial capital. Moreover, you will not be engaged in maintaining a rental property, dealing with tenants, arranging with contractors, and any other inconveniences of being a landlord. However, there is one serious disadvantage: investing in a REIT is much less exciting than buying a property because you will have no first-hand experience. Nonetheless, you should consider this option – at least initially – because it might provide you with enough money as profits to allow you to purchase your own income property.
7 Step Guide To Closing Your First Wholesale Deal Resource Center Wholesaling is just one of the many ways to get started in the business. It requires just as much work as anything else you will do as an investor. You need to treat wholesaling like your own mini business. This means finding ways to generate leads and having a plan to work them. Wholesaling can be something you are successful at and want to stick with for the long term. It can also be a stepping stone in getting involved in other deals. Whatever you do in real estate, you need to give it your all. Remember, how you do anything is how you do everything. Becoming a wholesale real estate investor is no different; you have to give it your all if you hope to realize any level of success.

Brooklynn Hudson says: Spam is lame. I would like to argue that the wholesaler is not bringing together the seller and buyer. They are dealing first with a seller, who signs a contract giving the wholesaler equitable interest; and this is the conclusion of their business together. Now the wholesaler finds a rehabber, and sells his interest in the deal for the assignment fee. Another transaction with a different party, having nothing to do with the first transaction. The first contract has the names of the seller and the wholesaler on it. The second contract has the name of the wholesaler and buyer on it; the two contracts are not related. Selling equitable interest is not the same as selling a property. When a wholesaler has sold their equitable interest in a deal, it is now incumbent upon the new buyer, and the seller to conduct business together, with the wholesaler out of the picture.

This stinks for reputation though and should be a last resort, since it can hurt a seller. -Much like an agent who might tell a seller they have a buyer, gets a contract for the sell and never finds a buyer. What a waste of time for the seller.- Oh, as well as the EMD being kept by the seller for the wholesaler failing at what they set out to do.
Those terms are used interchangeably in some parts of the country. In my area, it’s usually referred to as the “title company”, but other parts will refer to it as the “escrow office”. It’s the closing agent that acts as the intermediary by collecting the funds from the buyer and then making sure the seller performs their tasks before the money is paid to them (basically, making sure everyone is protected in the process).
January 26, 2017 I’ve found that there are very few designations for agents who specialize in working with investors and no one website online that offers names to these agents, so I created Agent Invest which has now grown to a large database of investors who want to work with investment savvy agents.

From the reading I have done here, it is my understanding that if you are not a real estate agent or haven’t bought the property you cannot market or sell what you do not own. By doing this you are setting yourself up to get fined.
“Hard money lending is a fantastic industry to break into because of the high returns and extremely low risk on the lender’s side. For real estate hard money loans, all investments are backed by physical properties. This means that the lender is collecting interest on the initial loan amount with the knowledge that even if the borrower defaults, the lender still has an asset (the property) to collect his or her return from. The worst case scenario is that you have to sell or flip a property yourself, and in that case, you earn all of the profits.
