Email address Hi, Mr. Maloney! Thank you so very much for the wealth of information you have provided to us all throughout the years. It has really been helpful for me as I make my way into wholesaling (distressed properties) in my area (Houston, TX). I have a quick question…I’ve heard as well as read lots of information on how to structure my real estate business with an LLC. But, I’ve ran across “LLC-Series” in the state of Texas to protect each one of my properties once I branch out and start investing in properties such as vacant land, etc…Do you have any advice or knowledge about LLC-Series? Any information would be of great help to me. Thank you, sir! Think like a seller: One of the mistakes new wholesalers make is thinking that everyone that needs to sell is going to sell. Many sellers you speak with will be in distressed situations that they wish they could get out of. Even though they know selling is what’s best, they don’t always do it. How you talk to sellers is the single biggest thing that will get you more deals. Instead of pressuring them to sign a contract, you need to listen to their situation. Find out everything about their motivation, how they got there and where they will go after they sell. When meeting a motivated seller, you should listen much more than you talk. Have a script in place, but don’t sound scripted. Ask important questions, but listen to the answers. Your seller may not want to move for six months. They may have unrealistic demands to move out. If you ignore these facts, you will work for months without ever closing. Motivated sellers will work with investors that they trust. When meeting for the first time, don’t think like an investors, think like a seller. Sewing, Quilting [Video] We Buy Houses! Or Do We? As you learn to wholesale real estate, you will begin to realize if you’re cut out for it or not. There are a lot of gray areas and it requires a large time commitment in order to find the properties and find buyers to purchase them. Once you do a few deals, you will be more familiar with the contracts, the marketing process and how to find distressed properties. Having this knowledge will give you the confidence you need to succeed in the competitive business. If there’s one thing holding back the novice real estate wholesaler, it’s that they simply don’t make enough offers. You’ll never know (in advance) which offers will be accepted, and which won’t, so it’s imperative you spend a good portion of your time, making more/better offers than you are currently. This means: i watch your videos and i did read your book ” How to be a real estate investor “, but one thing i didn’t get! Very much enjoyed this article! I am somewhat new to this concept & you were very helpful and informative. I passed it along to some friends as well. Thanks again! However, I also tell the homeowners, at the first meeting, that I’m an investor. I explain our process and our business model, including the fact that we sometimes pass the deal on to other investors, if it doesn’t exactly fit our model for a flip. I write the contract showing “or as assigns” in the seller’s identity, even though it isn’t required in Texas. Why? Because I want to remind them we may pass this deal on to another investor. Then, if we do decide the deal isn’t a good fit for us as a flip – and there may be any number of reasons – and decide to wholesale it to another investor, I personally call the sell. I explain to them that we have indeed passed the deal to another investor. I provide an introduction and share contact information. I also give them my personal guarantee that I am still there for them, should they have any questions or issues. I give the same guarantee to my investor buyer, should they have any issues with the sellers. 2017-02-08 2017-02-10 07:47:17 SIGN UP FREE Sales & Marketing Put your money to work while you sleep. They don’t spend the time or money to market to sellers and they don’t take the time to find cash buyers. Many wholesalers do not do the research needed to know market prices and what cash buyers who are flippers or landlords will pay. I think many people believe wholesaling is an easy way to start making money in real estate. There really is no easy way to make money doing anything. It all takes work, knowledge and dedication. Elite Products 4 Ways To Sell My House Fast With a MD Real Estate Attorney Pendergraft – The Pendergraft Firm Risk mitigation is important in real estate and assigning does that. I cross off a clause in the contract saying the seller cannot force me to perform so that if I’m not able to close all I lose is earnest money which I’ve done for as little as $20. Reputation is important but for most guys new to the game that haven’t established a brand a deal I don’t see the risk of not closing as a viable concern. Obviously you only agree to a price where you expect to make money, but contracts fall through whether through investors or retail buyers. I agree that assignment of contract is risky. Besides not being able to close, you also risk the buyer not paying you. How do you go to court and defend your fee? The amount of your fee minus the work that you performed ; would not stand up in court. Assignment is good because it pays but not as a business model. Your real estate investment will be a result of your own efforts to renovate a place, promote it, screen a proper tenant, and keep it up over the years. And real estate is tangible. When all the markets tank, you are trying to hold to your losing positions in hopes they will go up in a few months, or hurrying to sell at a loss before it gets worse. Real estate will bring you a monthly rent to cover the mortgage, even if you have negative equity. And in periods of economic turmoil, when people lose their houses to foreclosure or first time buyers are denied mortgages by the banks, you will have more potential renters than ever. When things go back to normal, home prices will increase and you can make a nice exit, sit it out until the next crisis, and go back in the game to buy low. Don’t want to time the market? Just buy. Now is as good a time as any, for all the reasons mentioned above. Wholesaling Houses: How To Wholesale A House Hello Mr.Maloney, I have watched your videos and found them to be very informative.
