Hey Frederick. Thanks for commenting! Are you referring to renting out rooms in a big house? I didn’t think of that one but actually – my first way of making money in real estate was doing this in college. I rented an apartment and then ended up renting out each room to different guys. I liked the money so much I ended up moving onto the couch in the living room and renting my room out so I would make more! It is a great way to learn how to deal with deadbeat tenants! One of mine still owes me money! Home improvements can also spur appreciation, and this is something a property owner can directly control. Putting in an extra bathroom, heating a garage and remodeling a kitchen with state-of-the-art appliances are just some of the ways a property owner may try to increase the value of a home. Many of these techniques have been refined by property flippers who specialize in adding high-return fixes to houses in a short time. IMN – Single Family Rental Investment Forum 2d ago2d ago Dmitriy I think the only solution is to be honest with the seller and tell them of your intent. Let them know that typically you buy houses 3 different ways: buy and flip to another investor through an assignment of contract; buy and rehab and put it on the market; or buy it and rent it out. I presume that if you’re new, most of your deals will be wholesaling to an investor. But after enough flips, you may keep a property or two for yourself. Just be honest with your intent. I think with most motivated sellers, they don’t care who buys it at the end of the day, as long as it gets purchased and they get a check. Most people will not do that, so I assume my readers are above average. And those who want to invest in real estate are usually above average as far as drive and income. Those who are average will stick to the status quo and never look into it. Who says you can’t save $7,500 a year making $50,000 a year? It really doesn’t matter. Many people can save much more and many less. One of the biggest issues in the US is people don’t save and that problem should be fixed before you invest in real estate anyway. The truth is, having cash is not necessary to make money in Real Estate investing, but it does make the process easier.  As you advance in your career, you will want to find a way to acquire some cash, whether it be from private money lenders or banks.  The transactions are cleaner and with experience your confidence to properly manage a deal and the money at risk will increase. Fundrise Find a Panic Seller with a property We utilize the strategy of “closing and reselling later” because, for one, this is the real definition of wholesaling. Build those lists, master connecting with them and negotiating, and you’ll have a complete, smooth cycle of profit making. It ain’t closed until its closed. I think that may have been fixed, but the initial description/scenario about the deal mentioned $50,000, not $40,000, as the MAO. One or the other should be updated to be consistent throughout. If you provide value and the purchase is a good deal for the buyer, why should s/he care about how much money you make on the deal? Again, this is a matter of managing expectations. I buy from wholesalers. Frankly, I want them to make enough profit to keep them in business so they keep feeding me deals. I appreciate the value they bring to my business. If they bring me a deal that provides value to me and they make a big profit, more power to them. The amount of profit they make on a deal is none of my business. The amount of profit I make on the deal is my business. If the deal is not a good value, I’ll simply pass on it. The only money that you will actually need to put down will be the deposit amount that you agree to on the purchase contract. The deposit amount that you put on the contract should be held in escrow with a title company or an attorney. The less the amount of the deposit the better of you will be since less deposit means less risk. If you can get away with only putting down a deposit of $10 or $100 then you should do so in order to minimize your risk. As a wholesaler, if you do not purchase the property then your deposit will be at risk and can be claimed by the seller. For this reason the less you put down as a deposit the better for you as the buyer. We use this agreement often and very successfully when we have doubts about a property. After we have viewed the property and we want to use the option agreement we'll usually say "The property doesn't meet our buying criteria but we often sell properties to other investors that purchase properties just like yours. If you like I can send the pictures and property information to them" (They have always said yes) "Great, tell me what's the lowest you'll take for the property as it sits if you can close within a couple weeks and the investor pays all your closing costs"  Just fill out the option to purchase, have them sign it and start marketing the property to your buyers list! 14. Once you are done with the repayment of the first mortgage, you start repaying the mortgage on the second property. Repaying the mortgage of every following income property will be easier and faster as you will have one less mortgage payment in total.
