Second, the contract that would be between me and the buyer. Do you have an example of that contract that you can lead me to. I found something on BP but am not sure if that is what I will need. Of course, I will screen it through an attorney but I just wanted to see how this looks so that I can get a better understanding. This guy must live in this magical world where he finds these 100k homes that are worth 25k more from the get go, every. single. year. It takes me months to find, and buy a house that is below market value, or foreclosure, because I am not a cash buyer. I am consistently outbid by investors who are paying cash and can offer a faster closing. These homes that are priced below market are extremely competitive, especially in the 100k price range, and below. It literally took me 9 months to buy my first home.
