In our state of Idaho, it is illegal for a wholesaler to market the actual property to the public. Wholesalers can market the sales contract with the intent to assign and sell it – BUT YOU CAN’T MARKET THE PROPERTY ITSELF WITHOUT A REAL ESTATE LICENSE. After you have completed a few real estate wholesale deals, it is fine to try out other methods of identifying distressed properties.
