I do have a question for you Brandon. As you – and I – live in Washington, is it a requirement to get a broker license in WA before doing a wholesale deal? I have talked to other investors in the state and they have given “Yes” and “No”. I thought perhaps you, or anyone else in the state that knows this, might know the proper procedure. Great post btw Hey Annabelle, As a wholesaler, you have two options, get under contract on a house or buy the house and sell it right away. Many MLS listings require proof of funds or a pre-qualification letter, another reason it may be tough for wholesalers to buy off MLS. Most REO and HUD listings do not allow you to assign the contract, which means you will have to buy the home. If you are wholesaling because you do not have money to buy an investment property, it may be tough to buy a home to wholesale off MLS. If you are buying properties from off-market sellers, it will be easier to get a home under contract. The seller of an off-market property will not require a pre-qualification letter or proof of funds before signing a contract. Once you get a contract on the off-market property, you can assign the contract to another investor for a fee. Also, see who is listing investment properties in your neighborhood and call them and feel them out on an initial phone call. I would pitch yourself as an investor and give them some information on your background, your goals and what’s in it for them. Many investors offer realtors bonuses for working on deals that may offer little or no commission from the seller. If you work with an agent and close at least 1 deal with them, in my experience they’re often fine with providing comps on another property for you. You could also offer them compensation or ask for the comps and list another property with them etc. You just need to find a realtor that you work well with.
