For as long as real estate has been an investment strategy, there have been ways to profit from it without money or credit. Knowledge is power; the information is out there and so is the funding. You just have to know where to look! The legality in wholesaling real estate can be a hotbed for debate. In general, those who like to argue that wholesale real estate investors are doing business illegally feel this way because they are not licensed brokers. However, wholesalers are not actually selling a property in of itself, but rather, are selling the ownership of the real estate contract associated with the property. Based on this argument, wholesaling is widely viewed as a legal activity. However, it cannot be stressed enough that real estate professionals should always be well-versed in their local rules and regulations and ensure that their business activities are wholly legal. • Renting smaller units, one of the most convenient ways to make money Don't be too greedy. Show Notes # Yes, wholesalers get a bad rap but it’s not because they’re making $5,000 on a deal it’s because they’re trying to make $20,000 on a house that’s being sold to them for $20,000 and they’re trying to do some sneaky stuff to hide that from both sides. As a local wholesaler, this information comes as a breath of fresh air. There is always talk and discussions regarding the legalities and legal limits of wholesaling. This clears the water. Fundrise Once you find the right property and get it under contract, it is time to find a buyer. If you’ve invested in real estate before, you probably already have a solid buyers list. If not, you can find a buyer using the same techniques you employed to find your property. (Note to new investors: remember to keep track of all the information you receive from every potential buyer so that you can begin curating your own buyers list for future references.) When you present the property to your buyer, make sure to keep in mind the after repair value (ARV) and ask for a reasonable price that will benefit both you and your buyer. Don’t get confused; wholesaling is more about selling the contract than it is about selling the property. There was a problem filtering reviews right now. Please try again later. Many thanks! by Attorney William Bronchick contact There are a lot of reasons for not being able to find a buyer for your wholesale deal. Usually it is from not having a ‘real’ deal. Not having a deal where the numbers worked for the investor buyers. Sometimes it’s because the wholesaler didn’t put in enough effort to find a buyer. Rental Property Rent vs. Buy Submit Property Second, do the legwork yourself. I drive around my town and when I see for sale by owner signs I will call the owner if the property looks like it has what I am looking for. It is very similar to the real estate wholesaling business, but the order of the agreement is ‘reversed’, so that the wholesaler finds a buyer before a seller. In this way, finding the buyer first gives wholesalers a better idea of what to look for (and more time) when locating a good property to match the buyer’s preference. The beauty of it all is that you do not need to spend your own money in real estate wholesaling and/or reverse wholesaling, and it is up to you to choose which strategy works best for you. Earn profits in a shorter time frame Free Real Estate Investor Website 20 comments Single Family Owners The main reason to do a double close is to avoid letting your end-buyer know how much you are making. When you assign a contract, they can clearly see what you are making. When you double-close, you are signing a separate agreement to sell to them and they have no idea what you are paying for the house. This is done usually for deals where your wholesale fee is considered substantial (about $15,000 or more). Some buyers will just not like this and try to beat you up on price or cause problems. Once you find your group of VIP buyers, this will become less of an issue as they realize that you will be bringing them more deals. I did my research and I realized that the house was worth about $160,000, so I made an all cash offer for $100,000, which was accepted because they were really motivated. I immediately began marketing the property to my cash buyer database for $115,000. In this scenario, I didn’t want the motivated seller to see that I was making $115,000, so I chose to do the double close method. Once I found my cash back-end buyer, I put the property under contract using my sale side paperwork for $115k. I turned over all my paperwork to my investor-friendly closing agent. A few days later, we closed the transaction using a simultaneous close and I was cut a check for $15,000 in profit.
