So I’ll just get that out there now. My mom, when she was alive, worked for a real estate attorney and title company. She was also a realtor toward the end of her life. And this was her position on the legality of assignments. It’s a double edged sword and it depends on which law you look at (west virginia) Assigning a contract is legal as far as contract law goes. And is fine as a back up plan. But… according to the real estate comission, if you market a property to sell, that you have not closed on , you are engaging in brokering without a liscense. So my thought, at least in my state, is to close on it first. Even if it’s a double close, Your protected from legal ramifications that way. Otherwise, you just may get hit with a fine from the real estate commision. October 2017 9:00 a.m. – 5:00 p.m., Monday – Friday Fliers Sell Houses! Make Money Using These Marketing Techniques June 6, 2015 at 10:59 am A short sale is the sale of property that’s worth less than what is owed on it. Here are some ways to earn money buying a short sale: Commercial real estate agents earn lucrative income. They are paid good monthly salary whereas residential property agents get payment on the commission basis. Commercial real agents earn much more than their residential property counterparts do. This is because the commercial agents have extensive knowledge of valuation of commercial properties. This way, you can start your real estate business successfully and earn more. I think a wholesaler’s best opportunity is to find off-market properties. Off-market properties are not listed for sale, but the owners want to sell. The owners may be too far away, too busy, or too beat down to list the homes with a real estate agent. The owners still want to sell the home, they just need the right person to find them and make them an offer. Here is a great article on how to find off-market properties. Hi Roneil – I’m not sure I fully understand your question… but the contact itself is very simple. It’s intended to be very basic in nature, so it will work in as many jurisdictions as possible (if it gets overly specific about one state’s laws, it may not apply to the laws of another state). Does that make sense? FAQ Wholesale Fuel Sales & Supply Cooridinator 2000 S Colorado Blvd. Real Life Examples Jul Real estate investing requires money, but doesn’t specify who’s money.  There are many ways to pay for investments and the list is only limited by your imagination and creativity. Wholesaling real estate is a very short term investing strategy. Some people confuse it with fixing and flipping, but there are key differences. Wholesaling real estate is beneficial if you want to get into real estate but don’t have a lot of cash, but downfalls can include confusion on its legality and complicated contracts. This was a problem for two primary reasons: In general, wholesaling is dependent on the ignorance of the original owner (don’t know the property market value) or the ignorance of the investor (don’t know the property market value, repair cost or arv). The wholesaler exploits this ignorance. In other words, the wholesaler takes advantage of the original owner or investor. Since wholesaling is built upon taking advantage of another party, moral character is not a high priority for wholesalers. Site Navigation Thanks and regards Well, a lot depends on your Broker.  You have to talk to your broker and let them know that you want to flip houses.  Some brokers will not let you, and other brokers will let you as long as you disclose that you’re a Realtor. 4. Buy and hold: You buy rental property and hold on to it. What I have heard from realtor friends is that the wealthiest people they know are buy and hold investors. You are leveraging the banks money and making money on appreciation in the long term. Prep for a 15-20 year hold. You can always refinance and cash out periodically. However, you have to be OK with vacancy periods, tenant headaches and market downturns. Lee Chen Share61 Step 4: Find the Buyer, Assign the Contract, Collect the Deposit This stinks for reputation though and should be a last resort, since it can hurt a seller. -Much like an agent who might tell a seller they have a buyer, gets a contract for the sell and never finds a buyer. What a waste of time for the seller.- Oh, as well as the EMD being kept by the seller for the wholesaler failing at what they set out to do. Hi Chris, There are a couple issues. Products (41) Don’t buy into this crap I’ve seen lately that wholesaling is harder because you have to buy cheaper than others because you are selling to other investors. The truth is there are a lot of investors that don’t buy according to the typical calculations for deals. There are a lot that have different investment strategies and can pay more for the houses as long as they are what they are looking for. Awesome! So glad you found what you were looking for Amanda! If you go into a contract with a minor, you’d better trust the minor, because they have maybe the easiest ‘out’ there is. This being said, I don’t know that contract law changes when it comes to real estate.
