It is so horrible written I can't force myself to finish it. It is just another useless piece of literature written by some wealthy person who wanted to try and fatten his wallet a little more. The title company will be used at settlement and they will need to be investor friendly. This means that they are comfortable dealing with assigned contracts, which we will get into in a later section. Make sure to ask them this upfront and be honest about your intentions with the property. I have all cash buyers & know exactly what they are looking for, my only question is the earnest monies necessary? Also, does it have to be $5k? Could it be for $1k? You would also have to get it notarized in order for it to be recorded (it’s kind of a hassle, which is why some don’t bother with it). These documents were designed to work with land, but they can be used for houses too. There may be some items pertaining to houses that aren’t included in these documents – but they can still check the box in most instances (we tried to make them as plyable as possible when we created them).
