I have wholesalers sell me their contracts all the time, I just don’t do it myself because of the reasons I mentioned above, and if I was mentoring someone, I’d tell them not to do it either. On a different note: Just to be clear – on smaller deals where I do the contracts and what not for a cash purchase I would pay Title insurance and whatever County recording fees, do I need an escrow service or Title company for anything?
