The fact that the decision came from the District Court of Cleveland County creates a business risk because its decisions are not binding. The Oklahoma Real Estate Commission does not have an official policy on this matter, but appears to have chosen to follow the reasoning of the 1994 Cleveland County decision: that binding contracts create sufficient ‘ownership’ in a wholesaler to allow them to sell the contract/house without a real estate license.

Becoming an agent or property manager or builder can require a lot of additional training, costly licenses, and upfront investment. Rehabbing houses or buying rental properties can also require a lot of cash, learning additional skills, having access to credit, and setting aside a reasonable amount of capital reserves. While as with anything else; more money and better credit can make things easier, but it’s not needed. There are ways to wholesale property without even having your credit score checked, and without putting significant down payments on your deals.
I have never wholesaled in my life and I have done just find at real estate (I have done 1 wholesale deal). There are a lot of ways to get started without wholesaling.
