The title company should take care of the rest if they know what they are doing. I’d recommend working with a title company familiar with wholesaling, as many are not. If you are unsure of what the best title company is to use, try asking some local wholesalers in your area or simply pick up the phone and start calling wholesalers. There are a lot of other methods to find good deals that I don’t have time to cover. Things like Craigslist, billboards, online marketing, SEO, networking, co-wholesaling, and more. Speaking of deposits, you really want to get a good-sized ($1,000 at least) non-refundable deposit from your end-buyer. This helps to make sure they are very serious about the deal.
