A Positive Surprise when Flipping Houses Get to know some hard money lenders. If you are finding good deals at below market rates, a hard money loan may work well for an investor. Introduce your investors to hard money lenders. Encourage them to get prequalified with one or two hard money lenders so that when a deal comes available, the financing can be put in place quickly. Most hard money loans can be arranged within seven days and some lenders can do a “rush” loan turn around in three days. Lining up hard money lenders for your buyers will help you move more deals. This part of the process is actually pretty easy because there is not much for you to do. You simply need to get the title company all the information (the original purchase and sale agreement, the assignment contract, etc.) and sit back and let them do their magic. My Home Vacant Land Wholesaling real estate is when a real estate wholesaler puts a distressed home under contract with the intent to assign that contract to another buyer. The wholesaler doesn’t plan on fixing up or selling the property. Instead, they market the home to potential buyers for a higher price than they have the property under contract for. Driving for Dollars is the practice of getting in your car and driving around looking for potential deals. Typically, your goal is to look for properties that are “distressed.” This could be indicated by long grass, boarded up windows, tarps on the roof, legal notices on the windows, or anything else that makes the home appear to be someone’s problem. For more on Driving for Dollars, see “Driving for Dollars Bible: Finding Distressed Properties and Marketing.” Cheap Houses For Sale E-Mail How Much House Can I Afford Robert I agree 100%. There’s a key point that was left out of this entire article – TRANSPARENCY. As a wholesaler, the seller knows (because of the “and/or” in the contract and me explaining my end game to them) that I’m going to make money. The buyer knows I’m a wholesaler and that I’m going to make money and usually both ends know how much I’m going to make. Get On Our List Today! Thanks for the comments James, and it seems that since you are disclosing to all parties, you are trying to do it right. As I always say, everyone has an opinion and this article was just based on mine. If you ask 10 Real Investors about this strategy, you might get a bunch of different answers. I just believe that the strategy of “Assigning Contracts” is a GRAY Area. I enjoy working in Black & White. I know that you you can assign 1 contract and be ok, or 10 contracts and be great, or 50 and do well. But if you plan to be a Legitimate Wholesaler for the next 5 years or 10 or 20 years, and base your entire business model around this strategy . . . Not only will it limit you (As mentioned in the Article), but I believe as this strategy become more Popular and more utilized, We will be be seeing more Video’s like the one in the Article cracking down on this method. Maybe I’m wrong . . . It will be interesting to see… Thanks for the comments. I’m new. So I’ll just get that out there now. My mom, when she was alive, worked for a real estate attorney and title company. She was also a realtor toward the end of her life. And this was her position on the legality of assignments. It’s a double edged sword and it depends on which law you look at (west virginia) Assigning a contract is legal as far as contract law goes. And is fine as a back up plan. But… according to the real estate comission, if you market a property to sell, that you have not closed on , you are engaging in brokering without a liscense. So my thought, at least in my state, is to close on it first. Even if it’s a double close, Your protected from legal ramifications that way. Otherwise, you just may get hit with a fine from the real estate commision. Primary Menu Since you're not the actual end-buyer, it's not imperative that you learn every intricate detail about the property you have under contract. However, you do need to know the basic, relevant details about it, because you're going to market this thing to the public, to your buyers list (if you have one) and to anyone else who may be a potential cash buyer. Years ago, my husband and I were doing some probate research (my personal favorite acquisition strategy), looking for our next fix and flip project.  We found this incredible opportunity on Lido Island, in Newport Beach, CA, however, the estate wanted 1 million dollars which we didn’t have. This was a great opportunity for many reasons, but the key one was that the property could be subdivided into two lots that would equal 2 million dollars in value. Because we didn’t have the money to buy the property we had to let it go.  Years later I learned that I could have controlled the property by simply getting it under contract with a small earnest money deposit. Yes, this is the one that got away (ha-ha).  I’ve since learned how to control a property and wholesaling has changed my mindset. I’m no longer concerned with the asking price, because I know when I find good deals I can always profit. Thanks Seth, With simultaneous and double closings, you don’t use the assignment of contract form as you are not assigning your contract (the agreement you signed to purchase the house from the homeowner seller). Instead, you sign another purchase agreement with your end-buyer with you as the seller. You don’t own the house but do have a vested interest in it and so can sign to sell the house as the new seller (of course, if your closing with the original seller doesn’t happen, you won’t be able to close the second transaction because you will not own the house).
