You’re absolutely right, some real estate agents don’t like the concept of wholesaling because they assume the wholesalers are conducting real estate transactions without the assistance of a professional, like an agent. Wholesaling properties often has a bad reputation but if done correctly, wholesalers and real estate agents can work together and both make money and contribute to improving neighborhoods and increasing homeownership. I would ask an agent about their background and if they’re an investor or if they work with investors. You want to work with an investor-friendly agent who knows what investors look for and the agent should be comfortable submitting low offers and negotiating on multiple properties at once. Ask other wholesalers or investors which agents they have worked well with too and see if you can get a referral. Also, see who is listing investment properties in your neighborhood and call them and feel them out on an initial phone call. I would pitch yourself as an investor and give them some information on your background, your goals and what’s in it for them. Many investors offer realtors bonuses for working on deals that may offer little or no commission from the seller. If you work with an agent and close at least 1 deal with them, in my experience they’re often fine with providing comps on another property for you. You could also offer them compensation or ask for the comps and list another property with them etc. You just need to find a realtor that you work well with. Let me know how it works out and best of luck in wholesaling! While both options offer potential for making money, real estate is not for everyone, cautions Realtor® Ed Laine, partner/broker of Miller Laine Properties in the Seattle area. “It can be a great investment and deliver some significant returns, but I have seen that people with lots of enthusiasm and little experience can make huge mistakes. A knowledgeable real estate agent can help ensure you don’t inadvertently buy a nightmare.” The only money that you will actually need to put down will be the deposit amount that you agree to on the purchase contract. The deposit amount that you put on the contract should be held in escrow with a title company or an attorney. The less the amount of the deposit the better of you will be since less deposit means less risk. If you can get away with only putting down a deposit of $10 or $100 then you should do so in order to minimize your risk. As a wholesaler, if you do not purchase the property then your deposit will be at risk and can be claimed by the seller. For this reason the less you put down as a deposit the better for you as the buyer. Great material! Thank you. How To Build A Real Estate Investment Network Like A Pro One of the big attractions to wholesaling real estate is the amount of time it takes. That means you can travel when you want, take holidays off, and spend time with those you love when you need to.
