Run title?  Do an inspection?  What happens to your earnest money deposit once you assign the contract to the end buyer?   Your agreement should clearly specify in detail what your specific obligations are in the deal, where your obligations in the deal ends, and what the end buyer is expected to do to close the deal.  It is better to have these details on who does what expressed clearly in writing rather than rely on assumption.    Most importantly, you should include language that fully releases you from any further obligations or liabilities in the deal to ALL parties once you complete the assignment to end buyer. It requires the least amount of work, liability, money, headaches, etc. The reason is, when you find a buyer for your deal, you simply assign the contract to them. The form to use for this is called an assignment of contract and can be found on the resources page for download. Once assigned, they (your end-buyer) are then responsible for everything in the contract that was assigned. They are the ones that are closing on the house, not you. You won’t ever own it. You are simply selling your agreement that you made with the seller of the house. Handouts for Customers Author interviews, book reviews, editors picks, and more. Read it now We are seasoned real estate investors and trainers who have seen and experienced the challenges that real estate investors face in any area in any economy. Our company knows how challenging it can be to located great wholesale deals in unfamiliar markets. For this reason, we created this website to help match wholesalers with great wholesale deals nationwide. Wholesaling and all real estate activities MUST comply with the three rules above. Development is the business of improving real estate through the process of building, renovating, or leasing physical property. Just as with the production of a car or computer, raw materials and labor are combined and financed to create a whole more valuable than the sum of its parts. On the whole, land with a finished building on it is worth more than just the land itself. A building occupied by a rent-paying tenant it is worth more than a vacant building. Yes, you’ll have to split profits, but a piece of the pie is better than none at all. Screen Reader: Supported Government Relations Step 4: Assign the Wholesale Property Wholesaling is hard work: If becoming a wholesale real estate investor was easy, everyone would be doing it. Wholesaling doesn’t require large cash reserves, but you still need to spend money. Between bandit signs, direct mail lists and other marketing, these items can add up quickly. Getting your phone to ring is only part of the equation. Once you start taking calls, you need to work every new lead you get. If you can get one or two interested sellers out of ten, you should view it as a success. Out of your two hot leads, you may get one of those to contract. That means that nine out of ten leads will run you ragged without a payoff. You can’t get frustrated with the process and annoyed at every seller you talk to. You never know which will be the lead that turns into a deal. The minute you stop working hard, someone else will swoop in and get the deal. Very few deals will just fall into your lap. You need to be willing to outwork everyone else in your area if you want to be successful.
