Sorry for the somewhat remedial question here, but when you say “under contract”, I keep getting slightly confused. If you put a house “under contract”, doesn’t the seller have to be under the impression that you are able to buy that house? So are you in a sense “purchasing” the home under false pretenses as you then look to send the contract to the next person? Or are you essentially finding a seller and buyer simultaneously, make your pitch to the buyer on the ROI, and then put the house under contract and do the transfer all in one shot?
