Hey it's Cody Sperber (the swami of real estate investing) and I recently created another free training video to help you learn how to wholesale real estae. In this video I answer one of the most commonly asked questions a new real estate wholesaler has and that is, "How can I create an offer on a property that guarantees I can wholesale the property and still earn a good profit as a wholesaler"? Well, the answer is simple and it involves a small tweak into a real estate formula that has been around for a while now called the Maximum Allowable Offer Formula (MAO for short). The original formula looks like this: (ARV * Investor Discount) - Est. Repairs = MAO. As a real estate wholesaler you can make a small adjustment to the MAO formula to help ensure your profits are locked in. The wholesalers MAO formula looks like this: (ARV * Investor Discount) - Est. Repairs - Est. Closing Costs - Your Expected Profits As A Real Estate Wholesaler = MAO. Share3 Hey Danny. Roshard, I would like to get more info. on REO’s. I am trying to get started. Fast way to making quick CASH While both options offer potential for making money, real estate is not for everyone, cautions Realtor® Ed Laine, partner/broker of Miller Laine Properties in the Seattle area. “It can be a great investment and deliver some significant returns, but I have seen that people with lots of enthusiasm and little experience can make huge mistakes. A knowledgeable real estate agent can help ensure you don’t inadvertently buy a nightmare.” Assigning a contract is a very useful tool for wholesalers that would like to assign their rights to a property for a small profit. Bank owned properties and short sales are not “assignable” but any other type of contract is. And by assigning a contract instead of double closing you can save substantially on closing costs. In order to assign a contract all you need is an “assignment of contract” which is typically a one page (or more) contract which transfers all of the the rights to purchase the property from the assignor (person who has the property under contract) to the assignee (person who the property is being assigned to). Creative Real Estate Seller Financing: How to Use Seller Financing to Buy or Sell Any Real Estate If you can’t find a buyer, there are a couple options available to you. You could lower your wholesale fee and ask for less for the deal. You could renegotiate the deal from the seller to get the price down. Or, you could simply back out of the deal, if you put an escape clause (statement like, “This agreement is subject to agreement by my partner.”) in the agreement.
