It’s not that the listing information will make it any more or less difficult to acquire, but it does change your approach. If for nothing else, it helps to know if you will be dealing directly with an agent or a seller. Whatever the case may be, be sure to get the following information: Some title companies will not do simulataneous closings and some will, but will require it be disclosed to the lender (if there is one) for your end-buyer that the funds for the deal will go to pay for the first transaction (not a big deal if end-buyer’s funds are hard money). The best thing to do is find out if the title company you intend to use will allow a simultaneous close and if so, what their requirements are. Real estate sites are are a great place to find distressed properties but you need to know which ones to look at. You want to utilize sites where motivated sellers are able to post their own properties. After my first dozen deals or so, I started to learn that some properties were MUCH harder to sell than others and I didn't always have the foresight to know when I'd have the misfortune of dealing with the inconvenience of a property that just wouldn't sell. 4.
