Set Your Goals great post Robert! I feel like the author has a chip on his shoulder. Most new investors assign contracts BECAUSE THEY DONT HAVE MONEY, YET. There is usually no intention of messing up the seller, they have every intention of seeing the sale through via an investor flipper. Now, I believe assigners should be as up front with the seller as possible and tell them that there may be a slight chance the sale wont go thru and in that case, reward the seller with keeping the earnest money or a little more..But trashing the whole method of assigning because you had a bad experience isnt an objective opinion Great to quote Jeff Watson JD in Ohio. Real Market Experts Mark Ferguson January 11, 2015 -Even the act of closing and then reselling for a greater price as is, if the seller looks at you sideways, would go after you for not dealing openly and honestly with all parties as required by licensees, and make you liable. My last rental is a different story. I bought a brand new property, furnished it nicely, set up rental prices that are not outrageous but will drive away the worst tenants, and positions the place as an upscale flatshare for young professionals, instead of a bottom range share for first year students. 11/May/18 - 11:06 pm wholesale_real_estate_assignment_contract_2.doc Q&A Home I just attended a 3 day real estate seminar over the weekend & learned about whole saling for the first time. To get started, you need good credit and a little cash, although leverage will take you a long way. You also need a stomach for risk, because as we learned in 2008, real estate prices don’t always go up. Assigning contracts is honestly a stupid business model. I’m sorry to put it out there like that, but it’s true. But if you structure an entire business on it, obviously your intent isn’t to actually purchase the property and could be considered illegal. You can have it under contract and be acting for yourself, and not as an agent. However, consider this. I can easily imagine a seller filing a complaint/lawsuit on how they were taken advantage of by the unscrupulous licensed, skilled professional real estate agent. You know the one who put their home under contract, then assigned the contract for a lot more than a commission. The agent clearly took advantage of the unsophisticated seller, and stole their home for less than it was worth for their own personal gain. Guess who wins that? Katie Rogers on October 31, 2016 1:50 pm Different Ways To Wholesale Houses The only money that you will actually need to put down will be the deposit amount that you agree to on the purchase contract. The deposit amount that you put on the contract should be held in escrow with a title company or an attorney. The less the amount of the deposit the better of you will be since less deposit means less risk. If you can get away with only putting down a deposit of $10 or $100 then you should do so in order to minimize your risk. As a wholesaler, if you do not purchase the property then your deposit will be at risk and can be claimed by the seller. Your buyer MUST have the ability to pay all-cash (because most mortgage lenders aren't willing to deal with the minor complexities of an assigned contract). If that same $100,000 property you bought with $20,000 down sells for $120,000 a few years later, you get your $20,000 plus principal payments back, and a $20,000 profit. It is only a 20% profit over the full value of the property, but thanks to your leverage, you are making a profit of 100%, minus principal payments to the $80,000 mortgage. The bigger the leverage, the greater the return. You have a camera, a flash, and a tripod. You’re ready to get into real estate photography, but you’re not exactly sure how to make money from it.
