Thank you!! The best places to find deals to wholesale are the areas of town your end-buyers (cash buyers preferably) prefer. Ask the serious cash buyers where they want investment houses and focus on those areas. It’s really as simple as that. Don’t assume you know where people want deals. Let them know that typically you buy houses 3 different ways: buy and flip to another investor through an assignment of contract; buy and rehab and put it on the market; or buy it and rent it out. I presume that if you’re new, most of your deals will be wholesaling to an investor. But after enough flips, you may keep a property or two for yourself. Just be honest with your intent.
