I’ve had quite a few questions from people about the specifics of how wholesaling works. It just occurred to me that I’ve never written a post covering the details of wholesaling houses. We covered pieces of it and tips, but never the general overview. So here we go.

An earnest money deposit is used to evidence that there is a real deal between a wholesaler and the seller. A problem arises when a wholesaler uses a nominal fee such as $1 or $10. A Court of equity thinks a contract is not a real deal, it may void it. In the same manner, a wholesalers assignment fee should not be a minimal amount, there needs to enough consideration paid to show that it is a real deal.

For a few years real estate investors were able to get great wholesale deals from the abundance of foreclosed homes all around the Metro Atlanta area. But as the real estate market has recovered, these cheap foreclosures have dried up, and the ones that are available today have steep competition from multiple bids from other real estate investors.

When structuring the , will there 2 Purchase Agreements (1 signed by motivated seller and wholesaler and another signed by the same wholesaler and end buyer)? Let’s say the wholesaler has a house under contract for $50K and the assignment fee in total is $10K. Should there be a 2nd contract to the end buyer for $60K? If so, should it be for $50K PLUS the assignment contract for the $10K fee? Or should it be for $60K?

To put it in simple terminology, real estate wholesalers are just the mediators between buyers and sellers; the wholesaler contracts with a property seller, markets the home to potential buyers, and then assigns the contract to a buyer. That is why wholesaling is also called ‘contract assignment’; essentially, wholesalers hand over the baton to the buyer and they do not pay out of their own pocket. Wholesalers are only responsible for assigning the contract to a buyer within a short time frame. Home repairs are the responsibility of the buyer, not the wholesaler.

Once you find the right property and get it under contract, it is time to find a buyer. If you’ve invested in real estate before, you probably already have a solid buyers list. If not, you can find a buyer using the same techniques you employed to find your property. (Note to new investors: remember to keep track of all the information you receive from every potential buyer so that you can begin curating your own buyers list for future references.) When you present the property to your buyer, make sure to keep in mind the after repair value (ARV) and ask for a reasonable price that will benefit both you and your buyer. Don’t get confused; wholesaling is more about selling the contract than it is about selling the property.

Great, very thorough list of real estate opportunities. While I don’t have any other ideas to add (at this time,) I do want to comment on #40-Tax Liens. I want to add that with a little research and education on the subject, tax liens are a fantastic way for the beginning investor to jump in with little money out of pocket! Like all real estate investments, it has some risk, but if do your due diligence, you will be seeing big, fat redemption checks. Like this one, I just received from Louisiana:

Wholesalers get out there, find distressed homes and distressed sellers, they lock up the deals, and then they market them to everyone else.
The big question is how do wholesalers and retailers get together? How do retailers find wholesalers and how do wholesalers find retailers? Many connection and networking tools exist. The biggest networking tool you have are your local real estate investing clubs. Another great source is www.REInvestorWarehouse.com, a web page dedicated to bringing together investors for wholesale transactions.

Yeah, it is best not to pitch a quick sale, unless you are sure you can do it, like Michael Quarles who buys and retails (whole-tail). Actually, know your buyers and what they are looking for. It can make things go smoother.

Making money out of any real estate transaction is the fun part, but before the investor gets to the fun part, they have to get through the serious stuff first. One of the trickiest parts of ensuring that the wholesale deal is a success is by making sure that the contract is in order.
For those who would rather see a formula, it looks like this: Once both items are received, the property will be reserved in your name and we will contact <> to begin the closing process. They will contact you in the next few days and will send you the closing documents and preliminary title report for your review and approval.
We don’t buy a piece of real estate unless the rental income is greater than the monthly expenses by a decent margin. For example, when your tenant pays you $1,000 a month and your monthly expenses including principal, interest, taxes, insurance, and maintenance/occupancy reserve are $800 a month; the $200 difference is now income in your pocket.
