When I wholesale, I explain to sellers upfront that if I can’t purchase the house I will find someone who can. I also make the contracts for short periods of time (like 2-3 weeks). That way, if I don’t find an investor to buy the contract from me, the contract expires and the seller is able to go find a new buyer.
