I’m glad you asked 🙂 Once the dealer finds a buyer, he signs a contract with them for a higher price than the first contract with the owner of record; B to C transaction. The closing is simultaneous on the same day and the dealer walks away ,with the profit spread from the first to the second contract. Fred Austin Marcus, thanks for the informative article and Q&A. I recently completed a deal in which I was the buyer/investor in a contract assignment deal. May I keep in contact with you if I have any questions? For this article and all the references. I am a newbie trying to lay a foundation of knowledge in wholesaling and this gives me a lot of material for it. Lastly. Rents. This takes time as I mention over and over, but once properties become seasoned and rents rise and debt drop off - rents are easy money. The problem - few have the future sight to maintain their hand in the game. It is a wonderful business to learn. Most landlords don't work very hard. Team Conversations My suggestions, based upon my personal experience of 27 years of investing in real estate along with having closed 150 plus deals, 100 plus of those deals in preforeclosure, several at auction as well as REO’s and other distressed sales and include both rental properties (have 43 units) for net worth and flips (completed over 50) for income. It also depends on your definition of ‘wholesaling’. There’s residential real estate (which I know well), and commercial real estate (which I don’t know as well, but am fascinated by and see my future in). One thing I’m familiar with in residential real estate that tends to get bundled in with the traditional definition of wholesaling is cooperative-assignments, also known as or ‘wholesaling options/lease-options’. An option is basically what is sounds like — the chance, or option (not obligation) to purchase real estate in the future, usually at a specified price. I know for a fact that minors can hold options on property, at least where I do business and since I last checked. Anyway, I’ll illustrate the basic idea with ‘wholesaling’ options through a simple example. Let’s say that you are 15 and you obtain an option to buy at $180,000, on a property worth $200,000 today. The option is to exercisable for a period of three months, beginning one year in the future. The property is already worth $20,000 more than the option, but the thing is the future of the market is unknown and technically the real estate could plummet in value and the option would become impractical/worthless. Regardless of how you got the option (whether you paid for it in cash, traded goods, or some other consideration), you can sell/assign it to someone else for whatever you want. If someone thinks the property will be worth $220,000 in a year, they might be willing to buy your option now for $190,000. Let’s say that happens, and you are now out of the deal. You’ve grossed $10,000, and you are only 15 years old. I want to ask you if is possible to point to me a good Wholesale contract. The one that i use i am bit “scared” that after closing the seller will take also my share ( using your example the $7k) because he is the seller … I actually said to be very careful, that some states have said you need to be an agent (ohio). People should check out their own state laws. If you're just starting to invest in real estate, you're probably beginning to realize how much there is to learn. One type of investment often overlooked is the vacation property. Overnight and short-term vacation rentals are purchased similarly to single-family homes, but they are operated like hotels/motels. They can be as simple as a shack in the woods, as common as a beach-side condo or mountainside chalet, or a luxurious as a private island retreat. Frequently bought together $50,000 - $150,000 a year Lee W. Chen Great post, thanks a lot! Really interested in getting into wholesaling. From what I’ve heard from other sites/lessons its important to include on the purchase agreement that there is an inspection period up until the day before COE, is this necessary and if so are they incorporated on the forms? Also, do you need to provide proof of funds to sign a purchase agreement? Sorry if this is a lot to ask and thanks in advance! This is a great guide for people needing to understand wholesaling and if it’s what they need to do, or people who are wanting to get started in wholesaling. Thanks so much for sharing! A good friend of mine used a formula – 20% cash in – the rent must cash flow the payments plus a 12% return on the “cash in”. She died a wealthy woman. Of course she was ahead of the curve and enjoyed the sharp increase in home values…which is what an investor would hope for. But that formula gave her security and income even without any appreciation. The rental market is strong now and prices have come down. They are rare, but if you can find a property that meets that formula it would be a great investment. It should go without saying, but now is the time in which you should develop a feel for the overall condition of the property. You can’t know whether or not a deal is worth pursuing until you are comfortable moving forward with it. At this time, proceed to give photos of the property the “eye test.” Get a feel for the condition of the property and whether or not it needs extensive repairs. And while I know pictures can’t tell you everything, they can certainly tell you a lot. For the sake of this system, you simply want to determine whether or not the property is worth inquiring further. You can vet the state of the property further if you decide to move forward. For now, the property just needs to pass the eye test. Reprints Email and texting is not a good form of relationship building or moving these transactions.
