Advisor Insights Log In $0.99 It is similar to flipping, except that the time frame is much shorter and no repairs are made to the home. As the wholesaler never actually purchases a home, real estate wholesaling is much less risky than flipping, which can involve renovation costs and carrying costs. Real estate wholesaling also involves much less capital than flipping. Generally earnest money payments on a few properties is sufficient. Success depends on the wholesaler's knowledge of the market and connection to investors for quick sales. There’s residential real estate (which I know well), and commercial real estate (which I don’t know as well, but am fascinated by and see my future in). One thing I’m familiar with in residential real estate that tends to get bundled in with the traditional definition of wholesaling is cooperative-assignments, also known as or ‘wholesaling options/lease-options’. An option is basically what is sounds like — the chance, or option (not obligation) to purchase real estate in the future, usually at a specified price. I know for a fact that minors can hold options on property, at least where I do business and since I last checked. Anyway, I’ll illustrate the basic idea with ‘wholesaling’ options through a simple example. Let’s say that you are 15 and you obtain an option to buy at $180,000, on a property worth $200,000 today. The option is to exercisable for a period of three months, beginning one year in the future. The property is already worth $20,000 more than the option, but the thing is the future of the market is unknown and technically the real estate could plummet in value and the option would become impractical/worthless. Regardless of how you got the option (whether you paid for it in cash, traded goods, or some other consideration), you can sell/assign it to someone else for whatever you want. If someone thinks the property will be worth $220,000 in a year, they might be willing to buy your option now for $190,000. Let’s say that happens, and you are now out of the deal. You’ve grossed $10,000, and you are only 15 years old. Perhaps the best way to find the ARV of a potential deal is to ask a local real estate agent. They have access to a tremendous amount of data of recently sold homes and can help you quite a bit until you get the hang of it. However, many agents will not want to do this work for you for free, so you’ll need to find a way to make it worth it for them. (Not that it’s a lot of work, but it does require a few minutes of their time.)  White Collar Crime The Cool Seller: WHOLESALING REAL ESTATE in a way that is lengthy. To translate this is of a word and outlining it in a bigger I realize that wholesaling is supposed to be a quick turn around and this would take months but if the owner agrees and we made it worth his while and ours……….does that sound doable ???? January 17, 2018 at 12:02 pm I buy long-term rentals and fix and flips. I usually save a lot of money on commissions for each deal I do. I have 15 (I just sold one) long-term rental properties and 6 to 12 fix and flips at various stages of repair at any one time. I talk much more about my real estate investing in my Complete Guide to Long-term Investing here. For each flip I buy through the MLS, I save a commission when I buy the home and when I sell it. This can equal $5,000 to $15,000 I save on every deal! I also save commission on each rental property I buy, which decreases my investment and increases my returns. I estimate that being an agent saved me at least $70,000 in 2015 on my investment properties alone. 2. Buy, hold, and eventually sell. Another strategy used by Dan Bohlke is what he calls “the real estate garden concept." Periodic, sequential investing involves acquiring properties at the rate of one or two per year and then systematically reselling them after 12 to 15 years. "The soil is your local real estate market, the seeds are the properties you acquire, and the fruit is rental and sale proceeds," he explains. "When your crop matures after 12 to 15 years, you can start selling the properties each year in the order of their purchase, using a portion of the proceeds of each sale to reseed your garden (acquire more properties) and using the remainder to live on in retirement." Not being able to afford to pay the assignment fee upfront is a red flag that the investor may have trouble performing when it comes time to close the deal. Mr Shirts December 23, 2017 at 5:50 pm Very good content on how to become a wholesaler. I truly wish that I had run across this content a little over a year ago. Personally, I became a wholesaler so that I could build a pipeline of homes to fix and flip. Since I have decided to focus more of my efforts building my wholesaling business. Personal Finance Wholesaling Real Estate Contracts The typical wholesaler is able to see the wholesale real estate signs and act on them. Instead of making usurious profits from the sale of one house, the realistic wholesaler is willing to make modest profits from turning multiple properties. He realizes that a 6% profit on a property sale, which is the difference between what he paid for the house and what he wholesaled it for, is just fine. Supplemental Income 1.
